Palm Desert is a well-established resort community in the heart of the Coachella Valley, about 2.5 hours away from Los Angeles (approximately 115 miles), 2 hours West of Orange County (Disneyland), and 4 hours south of Las Vegas by car. It is a quick trip west to the Palm Springs’ entertaining, nightlife and shopping, and only minutes away to the south from the ever-popular El Paseo Drive, the Coachella Valley’s own “Rodeo Drive” and The River.

Palm Desert has changed over the years from a sandy cove at the foot of the Santa Rosa mountains into a sprawling shopping, entertainment, and recreation mecca. Catch a show at the McCallum Theatre, a state-of-the-area performance venue that has hosted some of the world’s top entertainers, as well as touring Broadway acts; feed a giraffe at the Living Desert Zoo and Gardens. Or you can visit the Palm Springs Art Museum’s outdoor sculpture garden. You can even take a long (or short) hike on the city’s Bump and Grind Trail and enjoy the panoramic views from atop the mountain. Palm Desert is a popular retreat for “snowbirds” from cooler climates (Western Canada, Washington, and Oregon, as well as Northern California). Recently, however, Palm Desert has seen more residents become “full-timers”, mainly from the coasts and urban centers of California, who have come for both affordable housing and high-valued home prices.
SOUTH
Bighorn Golf Club
Bighorn is one of the newest and most prestigious country clubs in the entire Valley. It is made up of luxury properties with stunning views from every home. Bighorn offers two 18-hole championship golf courses. These very high-end and luxurious homes are large and customized. Most of the homes offer wide-open spaces, with a Spanish theme in many of the homes. This very private neighborhood has some of the Palm Desert’s most expensive real estate with individual luxury homes starting at $1.5 million and heading upwards of $7 million. The country club includes a clubhouse, pool, dining, business center, and more. It’s not the most affordable place to live in the area, but the lifestyle and private setting are unbelievable. Bighorn is only about five minutes from the world-class shopping and dining on the famous El Paseo, the Valley’s own Rodeo Drive. Membership at Bighorn is limited to homeowners. But being a member of the country club provides you access to the most exclusive club all year long. Recent HOA dues are $700 Monthly. Golf Membership runs from $250,000 to $350,000, and golf dues range from $34,000 to $39,000 annually.
Hidden Palms
For convenience, there are not many neighborhoods better located than Hidden Palms. This condo community is relatively small and guard-gated but still has four pools, tennis courts, and lakes to enjoy, and best of all it’s within walking distance of the El Paseo shopping district with its great shops, restaurants, and culture. HOA fees are low here as well, making it affordable, and home prices are affordable too, with recent homes selling for between $155,000 and $340,000.
Marrakesh Country Club
Marrakesh County Club offers a truly gracious country club living. The community is made up of elegant homes within a country club setting with countless club facilities. They include 14 pools and spas, a year-round program of water exercises with a 90-degree pool, croquet court, and full tennis courts. The homes in Marrakesh range in size from 1,500 to 3,000 sq. ft, and feature 10-foot ceilings, atriums, and courtyards. They also offer huge glass windows overlooking the large patios with beautiful views of the 18-hole championship golf course, mountains, and pools.
The location is perfectly placed in the Palm Desert area close to El Paseo restaurants and world-famous shopping. Home prices in this community range from $200,000 to $600,000.
Shadow Mountain Resort
Founded in 1946, Shadow Mountain Resort is a distinct part of the history of Palm Desert, California. Its figure-8 pool and spa, private villas and elite tennis facilities have helped establish Palm Desert as one of the area’s most popular destinations for year-round tennis, world-class golf, and peaceful relaxation. The Summit is an upscale community of 156 single-family homes in Palm Desert, CA. The homes feature three, four, and five bedrooms and range in size from 2,100 sq. ft. to nearly 5,000 sq. ft. The homes are on large lots, ranging from 10,000 to 22,000 sq. ft. Prices range from $500,000 to $1m. Built from the early 1980s to about the 2000s this community is impeccably maintained with very low HOA dues of only $99 per month. The Summit is located in South Palm Desert, just south of Bighorn Golf Club near Highway 74 and a quick 5-minute drive to the world-class shopping and dining of El Paseo, the Valley’s own Rodeo drive, the world-famous McCallum Theatre, The Living Desert Zoo, and Reserve, Eisenhower Medical Center.
Fred Waring Place
Waring Place is a gated community of 73 single-family homes located near the intersection of Fred Waring and Cook Street in Palm Desert, CA. The community offers homes that are three or four bedrooms, 2+ baths, with prices recently ranging from $300,000 - $350,000. HOA fees are $105, and that fee covers the dual gated community, and landscaping throughout the community.
Ironwood
Ironwood Country Club is one of the most prestigious and sought-after communities in South Palm Desert and offers a truly elegant country club lifestyle. It is member-owned and operated, which ensures continued support, involvement, and continued healthy financials. It was developed on 800 acres and is nestled up against the southern mountains with many homes having stunning night-light city and mountain views. Ironwood features a new clubhouse and fitness facility and both 18-hole championship golf courses were redesigned between 2002 and 2004, with the updated practice facilities and golf course resign costing almost $5m.

Palm Desert Tennis Club
It has been called the best-kept tennis secret in the Coachella Valley. High off the desert floor, with spectacular mountain and valley views, the Palm Desert Tennis Club is a gated community spread over 20 acres in South Palm Desert. This one-hundred unit complex has five separate garden areas, each with a swimming pool and spa for every twenty condos. The Club employs its own office and maintenance staff.
The Palm Desert Tennis Club has a rich tennis tradition. It was developed in 1973 by Beverly and John Fleitz. Bev was a Wimbledon finalist in 1955 and was ranked as the number one female tennis player in the United States in 1959. Tennis immortals Rod Laver and Jack Kramer were original condominium owners. It is centrally located just 5 minutes south of El Paseo in the heart of Palm Desert. Out of many country clubs in Palm Desert, this is the only one known as “The Best Kept Secret in the Valley.” Chaparral Country Club is centrally located in the north end of Palm Desert, within walking distance of the James Earl Carter Elementary School and close to other levels of schools and colleges. Various shopping opportunities are within a short drive, including Plaza de Monterey Shopping Center and the El Paseo shopping district, and The River. Chaparral Country Club features a Ted Robinson-designed 18-hole executive golf course, tennis courts, clubhouse, 21 swimming pools, and great views of the mountains. It has 625 condos with affordable prices -- between $170,000 and $350,000. It has 21 Pools and Spas, 8 Lighted Tennis Courts, an 18-Hole Par-60 Golf Course and a popular and active clubhouse. Condo homes range in size from 1,520 up to 2,150 sf. Recent HOA dues are $420 Monthly plus $207 Social Dues.
Genesis
Genesis is a new Master Planned Community in Palm Desert, CA. It includes 166 semi-custom residential homes with three floor plans. Sizes range from 1,654 to 2,600 sf. offers two to four bedrooms, some that include a casita. Prices range from the high $100ks to the high $500ks. The neighborhood includes a community park, community pool, a dog part, fitness center and a 27-acre city park.
Monterey Country Club
Monterey Country Club in Palm Desert, California is one of the most popular country clubs in the valley, blending the time-honored traditions of golf with modern, upscale conveniences with 1,206 condominiums in sizes ranging from 1300 to 2,200 sf. The Gallery
One of Palm Desert’s newest gated communities, The Gallery was built between 2006 and 2014 and is one of Palm Desert’s most sought-after neighborhoods due to its convenient location to the 10 freeway, and just minutes away from world famous Eisenhower Medical Center, El Paseo, Palm Desert’s own “Rodeo Drive”, and minutes away from many other shopping, dining and entertainment venues. Additionally, it is close to too many public golf courses to mention. The Gallery offers multiple collections of single-family homes ranging from 1,629 sf to 2,980 sf and from two to four bedrooms. Very low HOA dues are $163 monthly.
Spanish Walk
The highly desirable community of Spanish Walk in Palm Desert, California is a beautiful community of two-story condominiums and townhomes. The neighborhood architecture is inspired with Spanish/ Monterey influences. Current sales include new homes and resales. Allegria Spanish Walk, one of the individual neighborhoods, features townhomes with two bedrooms and two bathrooms, with sizes ranging from 1,260 to 1,604 sf. The Esperanza at Spanish Walk collection offers larger plans with three bedrooms and three bathrooms and range in size up to 2,090 sf. Desert Falls Country Club
Desert Falls Country Club is a very popular gated community with a wide variety of homes and condos, and in all shapes and sizes. It includes a championship golf course and very active clubhouse, fitness club, community pool and a championship golf course. Desert Falls is made up of 1,100 condos, townhomes, single-family and luxury single-family homes.

Silver Sands
Silver Sands is a semi-private tennis club adjacent to the JW Marriott Desert Springs Resort and Spa in Pam Desert, CA. The community offers 256 courtyard homes, an active social program with a clubhouse, 15 pools and spas, 8 lighted tennis courts and fully staffed tennis and pickleball programs. Each unit is individually owned and offered fully furnished/turnkey. Guests are welcome to play tennis at court rates. The community is just minutes away from Eisenhower Medical Center, and right next door to the JW Marriott Desert Springs Resort and Spa, which offers guests relaxation, many social opportunities, as well as tennis and swimming and, of course, golf.
The Retreat at Desert Willow
The Retreat at Desert Willow is one of the newest communities in the Valley and is adjacent to one of the desert’s highest acclaimed golf courses, Desert Willow Golf Resort. This 55+ community is made up of single-level condominiums ranging from $650,000 to $950,000. The condos are built with dramatic desert-inspired architecture and lovely stone accents and a rich color palate. Villa Portofino is one of the most popular and newest 55+ communities in the desert, and is located in Palm Desert, CA. It is an active adult community made up of villas and single-family homes with an Italian influence, including lovely paved stone streets, streams, and graceful architecture with columns and arches adding to the serene feeling of the community. The community offers floorplans from one to three bedrooms, with walking trails and lovely landscaping. The neighborhood sits on 50 acres and many of the homes include gorgeous views of the Santa Rosa and San Jacinto mountains. The community started its development in 2011, and when complete will include 460 homes. It is made up of several collections. The Cortona Collection, and the Comstock Homes range from 1,183 to 1,926 sf, offering one to three bedrooms, and one-and-a-half or two bathrooms. The third collection is the Villa Portofino sing-family homes, which began development in 2014. EAST
Avondale Country Club
Avondale Country Club was built in 1969 and has long been one of the most popular golf clubs in the valley. It is known for its active social calendar that includes numerous events and activities for residents and guests — Holiday events, themed dinners, and many more. Avondale offers custom and semi-custom homes ranging in size from a two-bedroom home at 1,632 sf, all the way to a seven-bedroom, 7,000 sf home. The HOA fees cover social membership, tennis courts, and 24-hour security. Avondale Golf Club is a member-owned, equity club and the owner/members and friendly community have created a community that welcomes all.
Cahuilla Hills
Located three miles southwest of Palm Desert, Cahuilla Hills is a secluded community in a quiet neighborhood nestled up against the Santa Rosa Mountains. It has all kinds of luxury homes, from small single-family homes to multi-million dollar estates to large horse properties (the area is zoned for horse properties). Architectural styles range from Mid-Century modern to Italian Tuscany styles. Lots start at under an acre and range up to 10 acres. The neighborhood offers stunning views of the mountains, valley, and city lights. Cahuilla Hills feels like a rural area, but is so close to Hwy 111, you will be minutes away from downtown Palm Desert’s finest amenities, shopping centers, restaurants, and much more. Just a short drive away is El Paseo, the Valley’s own “Rodeo Drive”, the Living Desert Reserve, The McCallum Theatre, Eisenhower Hospital, and more. The neighborhood is very close to many hiking trails in the mountains, including The Bump and Grind Trail, The Cross, the Living Desert Wilderness trails, and many others. The neighborhood is not in an HOA, so there are no HOA dues. There is an informal community association that runs the community.
Desert Falls Country Club
Desert Falls Country Club is a very popular country club in Palm Desert, CA. It offers 1100 homes, condos, and townhomes with a 24-hour guard gate. HOA fees include access to the fitness center, cable, many sparkling swimming pools and spas, 9 lighted tennis courts, pickleball courts, a state-of-the-art fitness center, and exterior maintenance of the building and grounds. Desert Falls has a fantastic 18-hole golf course. Memberships are offered or you can pay as you play. You can dine in the clubhouse and overlook the plush green course. Recent HOA fees were $436 to $496 per month.
Lantana
Lantana is a neighborhood that’s good for all ages because it’s centrally located and close to all levels of schools, including Palm Desert High School. This enclave of just 64 homes is set across four neat cul-de-sacs and features larger lots with newer single-family homes, many with their own swimming pools. Because there are no community facilities, the HOA fees are low, but you’re close to everything that Palm Desert offers. El Paseo is just a few minutes drive, as are restaurants, recreation, and more. Homes are rarely available in Lantana, with prices ranging from $350,000 to $600,000.
The Oasis Country Club
The Oasis Country Club is a golf club community made up of 662 homes, both attached and detached homes, and more than 25 different floor plans. Homes range from a small one-bedroom unit at 775 sf up to 1,803 sf for the largest three-bedroom unit. The community has 18 swimming pools and spas, a large clubhouse with a dining room and lounge, a sports grill, gorgeous landscaping, 22 lakes, an 18-hole golf course, a practice driving range, and three lighted tennis courts.
Palm Valley Country Club
Palm Valley Country Club is one of the most well-known, most popular, and most active Country Clubs in the Valley. It features a Ted Robinson Jr.-designed golf course with two 18-hole golf courses, a full driving range, fitness facility, including eight training and personal trainers. It has one of the most active social calendars of any country club in the area, with a community pool, restaurants, and many special events. Palm Valley Country Club is made up of about 1,200 luxury golf course condos with 14 different floor plans ranging in size from about 1,000 sf to 2,500 sf and with prices ranging from $200,000s to the $800,000’s.
Brenna at Capri
Brenna at Capri is a newer gated community located in East Palm Desert, California. Homes range in size from approximately 2,200 to 3,510 sf, some offering detached guest casitas. Built from 2004 – 2007 the community offers elegant homes in five-floor plans, most with a Mediterranean architectural style offering elegant homes in five different floor plans.
Desert Breezes
Surrounded by the breathtaking natural beauty of the Santa Rosa mountain range, Desert Breezes Resort consists of Mediterranean-style villas with spacious accommodations and alluring amenities. The community has 3 pools, a fitness center, and full tennis courts. The neighborhood is a very popular community due to its great location – right across the street from the world-renowned Indian Wells Tennis Gardens, and minutes away from the Indio venue that houses the annual Coachella Music Festival, Stagecoach Music Festival, and Desert Trip. It is minutes away from Old Town La Quinta and downtown Palm Desert, where you can shop at El Paseo, the Valley’s own Rodeo Drive.
Indian Ridge
Indian Ridge is a luxurious and popular guard-gated community in east Palm Desert that provides an elegant country club lifestyle. It is one of the most popular country clubs in the valley and has a very active golf community and clubhouse/activity schedule. It has 2 Arnold Palmer-designed golf courses and 13 tennis courts with several of them lit for night-time playing. The club offers outstanding tennis facilities and programs, a fitness center and full-service day spa, two restaurants with outstanding food, and a never-ending social calendar. Indian Ridge is an equity club, and one of the few completely member-owned, member-operated country clubs in the Valley – fully developed, established, and financially stable. The amenities at Indian Ridge are one of the reasons it is so popular. Montecito is an exclusive guard-gated community in Palm Desert, CA. Its homes are large semi-custom homes on large lots. It is an upscale neighborhood, with homes ranging from 2,525 sq. ft to 4,650 sq. ft. Some homes have detached casitas. HOAs are very low, at $185/month. Montecito is very close to the 10 Freeway, and minutes away from Eisenhower Medical Center, and minutes away from world-class dining and shopping at The River in Rancho Mirage, and El Paseo, Palm Desert’s own “Rodeo Drive”.
Palm Desert Resort Country Club
Palm Desert Resorter is a gated community in Palm Desert, Ca. It is made up of 960 single-family homes and condos. Many of the homes have been remodeled and highly upgraded. Prices range from the high $100Ks to the high $200Ks. The semi-private Palm Desert Resort Country Club is for golf lovers. It includes a championship golf course with challenging locations of sand bunkers and lakes. Practice facilities are also available. For the avid tennis player, there is a 1,500-seat stadium and 13 lighted tennis courts. The country club has a pro shop that offers lessons, rentals, and merchandise, as well as specialty golf clinics.
Regency Estates
Regency Estates is a gated community in Palm Desert, CA. It is made up of 92 one and two-story homes on large lots (about 13,000 sf). The homes range from three to six bedrooms, from 2,108 sf to over 4,600 sf, and are priced from the high $200ks to the mid-$500ks. The homes are available in a variety of floor plans and HOA dues are low, at $165/month. For the dues, residents get two lighted tennis courts and a ½ court basketball court.
